 Your Next Steps After an Accepted Offer: A Homebuyer’s Guide

 


 Congratulations! Your offer has been accepted, and you’re one step closer to owning your new home in Myrtle Beach Grand Strand. But what happens next? Many buyers think the hard part is over once the seller agrees to their offer, but the journey is just beginning. Don’t worry—I’m here to guide you through each step to ensure a smooth and stress-free closing.

Step 1: Deposit Your Escrow Money

 

After accepting your offer, the first financial step is submitting your escrow deposit. This money shows the seller you’re serious about purchasing the home. To avoid any breach of contract, it must be deposited by the contract date. Your attorney will provide secure wiring instructions—always verify these before sending any money.

 


Step 2: Schedule Your Home Inspection

 

You’ll want to schedule your home inspection as soon as possible, usually within the due diligence period (typically 10 days). A professional home inspector will assess the property for any hidden issues. If the inspection reveals concerns, we’ll discuss your options, including negotiating repairs or requesting credits from the seller.

Step 3: Work Closely with Your Lender

During this time, your lender will finalize your mortgage details. They may request additional documents, so respond quickly to keep the process moving. Also, avoid making significant financial changes (like opening new credit cards or large purchases) until after closing—this could impact your loan approval.

 


Step 4: The Home Appraisal

 

If you’re financing the home, your lender will order an appraisal to ensure the property is worth the agreed-upon price. If the appraisal comes in lower than expected, we may need to renegotiate or explore alternative solutions.

 


Step 5: Title Search & Attorney Review

 

Your attorney will conduct a title search to ensure no legal issues with the property. They’ll also prepare the necessary paperwork for closing. If any title concerns arise, your attorney will contact you to discuss possible solutions.

 


Step 6: Secure Homeowners’ Insurance

 

Lenders require buyers to have homeowners’ insurance before closing. Protecting your investment is essential, even if you’re paying cash.

Step 7: Transfer Utilities

Step 9: The Final Walkthrough

 

24-48 hours before closing, we’ll do a final walkthrough of the home to ensure everything is in the agreed-upon condition. This is your chance to check that any negotiated repairs were completed and that no damage has occurred since your last visit.

 


Step 10: Closing Day – You’re Almost There!

 

On closing day, you’ll meet at the attorney’s office (or complete a remote closing, if needed) to sign the final documents. The home officially becomes yours once all funds are transferred and paperwork is complete!

 


🎉 When do you get the keys? After the closing is recorded and all funds are verified, you’ll receive the keys and can move in. I recommend scheduling movers and deliveries for the next day in case of any last-minute delays.
